Happy Tropical New Year From Your Humble Conchquistador!


Just a Note of Thanks to all of you who visit my blog.
2011 turned out to be a fantastic year for me in many ways.
  • I have had the privilege to work with wonderful new clients and some repeat clients as well (Always the Greatest of Honors!).
  • My Level of business here in the Keys has really grown exponentially.
  • I now have the Opportunity to help Guide our firm to great new heights, as I assume the position Of General Manager, while still assisting my existing and future clients with the level of Service that yours truly is known for.
  • My Colleagues here at American Caribbean are some of the best in the Business.  I could not ask for a greater sense of teamwork, camaraderie, and professional competition that keeps you on your toes. 
  • BEST of all, is that I have had YOU, as a reader.  I cannot tell you how many folks honor me by letting me know that they enjoy my rants and ravings and unique perspectives on our most wonderful of palettes: The Fabulous Florida Keys!
2012 is now poised with new Challenges and Opportunities that I look forward to addressing, as only a Conchquistador can!

Here's Looking at You Kid!!! Bogart Estate Mulling a Film Festival in The Keys!

I mean...How could you POSSIBLY go wrong????  A film Staring Humphrey Bogart, Lauren Bacall, Edwrd G Robinson, Lionel Barrymore,Written and Directed by John Houston AND set in The Florida Keys with a Hurricane on the Horizon???  Murder...Intrigue...Seminoles!!!
"Key Largo" is Film Noir at it's finest!!

The Little town of Rock Harbor  loved the Film so much they changes the name to Key Largo!!!
And now that Little town may just become home to the Humphrey Bogart Film Festival!!

"KEY LARGO -- A long-time effort to find a home for a Humphrey Bogart film festival may have come to fruition.
"It makes intuitive sense to hold a festival in a town that changed its name from Rock Harbor to Key Largo in response to the movie by that name," said Robbert de Klerk, a co-managing partner of the Humphrey Bogart Estate.

In September de Klerk visited at the behest of the Key Largo Chamber of Commerce to discuss the idea. Chamber President Jackie Harder said she looks forward to further exploring the concept.
"We're open to strengthening the connection between Key Largo and the Humphrey Bogart Estate," she told the Free Press.
But de Klerk's budget for such a festival may have somewhat dampened her enthusiasm.

"The last budget we put together was $150,000 to put on such a festival, and [Key Largo] may not realize that much during the first year," he told the Free Press. "But, as we told the chamber, we are not looking for a large payment. We will align ourselves with a local group that could benefit financially from the festival."
De Klerk said the Murray E. Nelson Government and Cultural Center could serve as the venue since Key Largo lacks a downtown with a movie theater.
"There are several venues that may work," he said. "Upstairs at the Marriott Convention Center or in its parking lot may work. We could even set up in the field behind the Nelson center."
The idea gathered more steam following a Dec. 7 article in the Free Press about an effort to restore the African Queen boat, a longtime Key Largo tourist attraction.
The boat was featured in the classic Humphrey Bogart-Katharine Hepburn film of the same name.
Last week the Humphrey Bogart Estate posted a comment on its Facebook page calling the planned restoration of the boat "wonderful news."
"The boat is stored in Key Largo, so there are now two Bogie connections to Key Largo. In addition, it's a pretty cool place to visit. Please press 'like' if you think the Bogart Estate should explore the creation of an annual Humphrey Bogart Film Festival in Key Largo," the page states.

As of Monday 1,771 fans had clicked "Like" and had posted more than 80 positive comments.
"If you plan it, we will come!" wrote Amanda Boutwell.
"I think it's a great idea for a Bogie film festival. 'The African Queen' and 'Casablanca' are two of my favorite movies," wrote Kristine C. Stephen.
Rosie Gates-Malone wrote simply "Yes, yes, and yes!"
The comments have apparently encouraged de Klerk and his co-managing partner in the Bogart estate, the famous actor's son Stephen Bogart, to draw a sharper focus on Key Largo.
De Klerk said April or May might be ideal for a 2013 festival.
"I have to believe that we can put together a successful festival there," de Klerk said.
But the people of Key Largo need to make their voices heard, he added.
"If the chamber can muster the confidence that it's worth the effort to put Key Largo on the map as the home of the Humphrey Bogart film festival, it just may happen.""

Walking In Paradise ... Join Me Sometime!!

I love to walk.  Be it the when I lived in Paris and San Francisco, walking the urban centers and vibing on the electricity of life, or strolling the pastoral countryside of the South of France or the remote stretches of Tennessee, there is nothing like a nice long walk to liven and reinvigorate the senses.

And NOWHERE is that more true that in my favorite place to walk...The idyllic Florida Keys!
In an effort to keep in fighting shape as Your Conchquistrador, I have gone back to enjoying my long walks.  And with the advent of today's technology, I am able to be tied in and assist my clients while soaking in all of the Keys' majesty.

I have assembled about 1/2 dozen routes in Key Largo and Islamorada, ranging from 3/4 of a mile to 4 miles.
The maps below show my routes in the Bay Harbor neighborhood and my favorite, my walk in Islamorada, from Bud n Mary's Marina to Robbie's Marina and back.  Gorgeous!!

 The best thing about these strolls are the people that I get to meet.  The Homeowners that I talk real estate with, and tourists I come across.  The other day, as I returned to Bud n Mary's there were a gaggle of Pelicans perched in the mangroves across from where the old Papa Joe's restaurant (how many of you old timers like me remember THAT place??) was and  3 car loads of tourists were taking pictures and loving the view, as was I.  That same morning some folks from Virginia pulled over on the side of the road and were enjoying their Egg Mcmuffins over looking Indian Key. I told them that they were in the Best Breakfast spot in the Keys.

The Fresh Salt air, multi-hued waters, a canvas touched by God.....could exercise get any better????

The Conchquistador Keeps on Conchquering! Mykael Marinelli assumes General Manager Position at American Caribbean Real Estate, in The Florida Keys!

As your humble Conchquistador, I am proud to announce that on January 1st, I will be assuming the role of General Manager of my firm, American Caribbean Real Estate.  I must say that this is the proudest moment of my real estate career!

I have followed American Caribbean Real Estate (ACRE for short) since I first entered real estate, almost 17 years ago, when I practiced on the mainland and both ACRE and the real estate company that I was then with, were both Sotheby's Affiliates.  I was continually impressed with their market dominance and caliber of their agents.

Fast forward and  I find myself now charged with the continued success of our storied company!

I must thank my Broker, Joy Martin for her faith in me, to take over the reigns of day to day operations.   I look forward to making this an Incredible Win-Win for Her, Myself, our fantastic Agents, and most of all our Clients and Customers.

Having successfully managed other real estate firms in the past, I am excited to implement my systems and strategies to have ACRE reach its greatest heights yet with a strong focus to our already healthy and active, Florida Keys community involvement!

Shula Burger - The Perfect Burger??? Don Shula Opens New Burger Chain, With First Store In Islamorada, at Holiday Isle!!

OK, so Yes He IS a Living Legend.  Hell, he even has a Freeway Named After Him!!!
He's Had the only Perfect Season in Football.
His Steakhouses make the Perfect Steak (mmmmm the Porterhouse, said ala Homer Simpson)
Now, Don Shula is trying his hand at The Perfect Burger...The Shula Burger!
Set to debut right here at his new flagship Shula Burger restaurant at Postcard Inn and Marina at Holiday Isle!
So VERY Happy to see Holiday Isle coming back with a vengeance!!! A Major part of my, and many of our lives down here.

Miami Dolphins Coach Don Shula celebrating his record 325th win. 

The winningest coach in NFL history, Don Shula is also the only one with a perfect season on his resume. Shula’s Miami Dolphins won Superbowl VII in 1972 and went 17-0 on the year. This was the highlight of perhaps the greatest coaching career ever, one that began after a lengthy stint as an NFL player for the Cleveland Browns, Baltimore Colts, and Washington Redskins before switching to management and winning two Superbowls with the Dolphins en route to 347 career wins, a record that still stands today. Shula retired from the Dolphins in 1995 but hardly retired, trading the pigskin for cowhide and opening the successful Shula’s Steakhouse chain, a carnivore’s paradise that competes directly with the likes of the Palm, Ruth’s Chris, and Morton’s in the high-end red meat national arena.

The new restaurant is part of the new Postcard Inn Beach Resort & Marina at Holiday Isle. This hotel is a sister spinoff to the historic Postcard Inn at St. Pete Beach on Florida’s Gulf Coast, a historic icon more than half a century old, and was created by an $11 million facelift of an existing hotel. Islamorada is a world-renowned sportfishing destination, and one of the things that makes the marina here appealing. The hotel is trying to maintain a low key and laid back Florida Keys feel while offering modern technology, amenities and luxury rooms – in other words, your iPad will get WiFi but you can go to Shula’s Burger in flipflops.
The burgers will be made from a proprietary beef blend including ground short ribs and brisket, and clearly a fan of the pun, one of Shula’s signature ingredients is “perfect seasoning.” The menu’s highlight reel includes The Don, combining two American classics, a burger and a hot dog, on one bun with pickles, onion sauce, American cheese, ketchup and yellow mustard. More stylish and esoteric is the Wine Country, topped with roasted peppers and tomatoes, fresh goat cheese and balsamic greens. The burger offerings range from standard to surprisingly inventive, the appetizers reflect the flavors of the tropics and Caribbean basin, and it’s cheap, with burgers from just $6.99.
For now the only place to try the burgers is at the Postcard Inn, and for his legions of Miami area fans, that is not a tough road trip. If successful – and who would bet against the combination of a famous and beloved sports figure with a proven track record in beef-centric dining teaming up with America’s favorite food? – Shula’s Burger will be franchised and rolled out across the country. So if you can’t get to Islamorada anytime soon don’t fret – I have a feeling Coach Shula plans to bring his burgers to you."

Oh Yeah!!! It's Time for The Holiday Boat Parades in The Keys!!! My Favorite Yearly Event, with This Year's Grand Marshall, Oscar Winner Jon Landau!!

Its time once again for one of my favorite of the year’s activities:  The Holiday Boat Parade!!!   
There is just something so magical about watching these utilitarian fishing vessels transform into stunning, floating…well…Floats!   
Lights, lights and more lights, illuminating both the sea and sky.   
A sight to behold for young and old alike.

This year in an act of inspired genius, we have booked our firm’s holiday party at the Key Largo Marriot giving us a birds eye view of all the festivities in Blackwater Sound, point central for the Key Largo Parade. After that we are heading  to the Caribbean Club for a little after party.  Festivities in The Keys never cease.
This year we are extremely honor to have Academy Award Winning Film Producer AND Keys Resident  Jon Landau as the Grand Marshall.   (Yes, Yes, I have heard the jokes; The Producer of Titanic is the Grand Marshall of a Boat Parade.  Save It! This is going to be a Blast!)

Key Colony Beach Lighted Boat Parade
Christmas lights on outriggers and displays on boat decks are part of the beautiful festivities during the Key Colony Beach Boat Parade, set to begin at the 7th Street canal. The parade route visits canals and cuts, and passes city hall three times. Great viewing spots include Sadowski Causeway at MM 53.5 and the area behind city hall. Say Goodbye to The H Word!!! November 30th ... It's Time to Party in The Keys - Hurricane Season is OVER!!!

Phewwww!  And good riddance!! I always get a little tingle in my step on November 30ths.   A busy season quantity wise, but luckily for us, most of the storms had little, if no, direct impact on us this year. So, I guess it's time to stop humming my favorite Jimmy Buffet song, Trying to Reason With Hurricane Season (check out the nice video I found on YouTube..be sure to pause the music playlist on the lower left of this page before you play, so you don't have 2 things at once), put the generator in storage and use all my batteries for Holiday presents.

I get asked quite a bit by Buyers about the effects of Hurricanes on our market here in the Keys.  My response is...they are a fact of life here. They are wound into the very DNA of Keys Living.  From the storms that ravaged to Spanish Fleet in the 1700's to the tragic Labor Day Storm of 1935 to recent tempests such a Wilma, Hurricanes are, and will be a fact of life here.  That being said...advances in storm preparation, communication, prognostication, and building materials and zoning have made living with these menaces...manageable.   So, to my Buyers I always advise to be proactive!  Preparation, a good plan, strong shutters/impact windows....and great insurance, all help in keeping your property and sanity together.
I lived in California for 10 years and was in the 1989 Earthquake, and like here, those shakers are just a fact of life.  At least Hurricanes, generally, have some forewarning.
So, until at least June 1st, let's say goodbye to the Hurricane parties, the crazed weather reporters outside in 100 mph winds and rains...looking like complete idiots, (no offense Julie Durda and Lizzette Gonzalez, who both read this blog, but what is up with that???), and our tracking charts and get ready for some real craziness...The Holiday Season!!

Mother Ocean Marine Consignment Hits the Big Time With an Article in The Miami Herald!!

Reuven and Lysa Benami opened Mother Ocean Key Largo, a consignment shop for everything nautical, a year ago.
I Love seeing a success story first hand!  About a year ago, I wrote a blog entry about a super new store that opened in Key Largo as a Marine Consignment shop.
Well now, my favorite little shop in the Keys has finally made it big!
Since my previous article, I have made mother Ocean, my Go-To place, for Bumpers, Line, Rods and Reels, and even Stone Crab Traps. Inventory changes daily, so you never know what you may find.  My latest purchase was an anchor retrieval system in excellent, that I got for almost 60% less than at most marine retailers.
And the best part is the warm welcome I and all their customers get when they walk thru the door.

Tonight's the BIG night!! Morada Way Arts & Cultural District's Third Thursday Walkabout! Incredible music, art, food, wine and culture. I don't know about you, but that sounds pretty damn good to me! Let's stroll together in the heart of Islamorada! I  hope to see you there!
More and more our Thursday night Walkabouts are becoming a must do not only for the Keys, but for South Florida in general.   Our burgeoning Art Scene is just one more unique activity that puts us square on the International Map. The Numbers Are In!!! 3rd Quarter Florida Keys Sales Report! Very Interesting Stats!

Numbers....I love the stories that they tell.  The veracity they hold. The unemotive truth they boldly display.   They do not care what common perception is.  They do not care of conventional wisdom.  They simply ...do not ... care.  They just ... are.

So, while the world in seemingly in a tailspin with nightly reports of the doom and gloom in the Real Estate Market.  Someone forgot to tell they Keys!!

During the first 3 Quarters of 2010, 112 waterfront homes were sold in the Upper Keys.  In 2011, a staggering 172!  A Dramatic positive change of 53.6%!!

As well, in the Upper Keys, the Median price during that same time of 2010 for a Waterfront Home was $550,000.  In 2011, $620,000!  A 12.7 % increase.

So, there is definitely a MAJOR Change evolving in our Market.  The Supply and Demand paradigm is on the Move and the smart money is jumping on the Overseas Highway and heading to The Keys Before it's too Late!!

Put Your Running Shoes On!  It's time for the Third Annual Key Largo Bridge Run!

I cannot image a more scenic run, cresting upon Jewfish Creek, 65 feet up, Barnes and Blackwater Sounds on either side and crisp Keys air.  Talk about a Runner's High!!

I was privileged to run in the inaugural race, and though I will not be running this year, I will certainly be there in spirit!

Below is a great write up from the Florida Keys and Key West Website:

"KEY LARGO, Florida Keys — More than 600 participants have registered for the third annual Key Largo Bridge Run, a spectacular out-and-back foot race offering panoramic views of the Upper Keys and the eastern edges of the Florida Everglades. The race is set for Saturday, Nov. 12.

The 10k, half marathon and 5k run/walk event, presented by the Key Largo Baptist Church, typically entices running enthusiasts of all ages. Entrants in the 2011 challenge hail from 27 American states, the Bahamas, Brazil, Germany and Switzerland. The 2010 race attracted more than 900 contestants.
Runners along the USA Track & Field-certified course cross the 65-foot-high, 1.25-mile-long Jewfish Creek Bridge and occupy the northbound lanes of the bridge and the southern portion of the 18-Mile Stretch, a section of the Overseas Highway that connects mainland South Florida with Key Largo.

The Key Largo Bridge Run is to be held in conjunction with a Health and Fitness Expo sponsored by Florida Keys AHEC. The expo is set for noon to 6 p.m. Friday, Nov. 11, at the Key Largo Holiday Inn, mile marker (MM) 100.
A variety of vendors and health screenings are available from noon to 9 p.m., and race participants can pick up race packets during that time. A silent auction is scheduled as well.
A Friday night spaghetti dinner is to be hosted by DiGiorgio's Café Largo, MM 100 bayside, between 4:30 p.m. and 11 p.m. Tickets are $12 per person.

Race entry fees are $35 per person for the 5k, $70 for the half marathon and $50 per person for the 10k. Participants age 17 and under pay $12. Registration closes at 11:59 p.m. on Thursday, Nov. 10. The first 1,000 race registrants receive a free T-shirt. There is no admission charge for the Expo.
Event proceeds benefit local charities including Key Largo Baptist Church, the Autism Society of the Keys, Florida Keys Down Syndrome Educational Fund and the Key Largo Bridge Run Scholarship Fund.

Do you Like It....Hot??? The Keys Have Some Sauce for You!!!

We're talkin' about Hot Sauce!! That magical elixir featuring those and other peppers that can spice up your dish with a little tang or make it so hot it can create an actual high!  Trust me, I've studied this stuff, some hot peppers can actually release endorphins, and capsacin, the active component in chile peppers is reported to help in weight loss!  I actually grow some pretty potent peppers myself.  ( How's that for alliteration!)

Black Caesar’s Parade and Pirate Bash starts at 6:30 pm

Buccaneers, wenches, lads and lassies, unleash your inner pirate and join this year’s Pirates’ Fest Parade on Friday, Oct. 21st. Join Black Caesar, at the kick off at 5:00 PM at Coconuts House Restaurant. Participants can win in the following categories: Best Pirate or Wench, Best Pirate Couple, Motliest Crew/Group and best float or decorated vehicle. Follow the tradition of last year’s parade, as keys cruisers, pirate decorated motorbikes, sword swinging wenches and a motley crew of Pirates leave Coconuts at 6:30 PM and meander to US1 and head south to stage an invasion of the Pilot House on Seagate Blvd.Then it’s time to splice the mainbrace at the Pirate Bash with live music, dancing, grub and grog. Entry to the parade is free. All entries received by Thursday October 20th will receive a free souvenir event t-shirt, while supplies last.

Pirate-themed Brunch

Black Caesar Returns to Key Largo – a swashbuckling fun filled day for the whole family

Black Caesar and his band of Pirates will be around all day to entertain with stories fun and interactive activities for the whole family. Shop at the Pirate Bazaar and Thieves Market. Pirate shows, black powder demonstrations, cannons, swordfights and pirate boat raft up on the Bay.
