As I told her, The Keys are in a great position to Increase the volume of Sales as the worst of the bleeding has been evidenced to be behind us, and sales are defiantly picking up. Two factors will greatly impact our market, once Buyers see that bottom has been reached, especially on waterfront property, there will be a run to gram 'em before prices escalate and the extraordinarily HARSH Winter that the rest of the Nation has endured, has people saying,"Get Me Out of Here, I'm Moving to the Keys!!"
Today's deal is another in a long list of fantastic deals that Buyers have made, and was sold by my friend and colleague Stephanie Clark, of our sister firm Marr Properties.

It's Time for Stone Crabs!!!
STONE CRABS!!!!!! Down here in the Keys we love 'em. 
In fact tomorrow I am going out on the water to see if my crab traps are full. Each licensed angler is permitted to have up to 5 traps, and we can only harvest the claw, which must be a minimum if size. This way the little critters get to survive and grow some new ones. The best bait is Pigs feet and you leave traps soaking for about a week or so.
This week is the Key Largo Stone Crab and Seafood festival and is always a lot of fun.

So, not to rub it in... we will be enjoying fresh stone crab while folks up North are.....shoveling snow!!!
Time for you to move on down!!!!

2010 Sales Figures for the Upper Keys...The Good, The Bad, and the Ugly
Yes, I know it's odd but one of my favorite times of the year is the latter part of January, as that is when I am able to accurately compile the previous year's sales statistics. I love numbers...and the stories that they tell, the impartial, matter-of-fact, in-your-face, veracity. Good or Bad.
So, what do last year's numbers tell us??
Well the most resounding message is that prices have tumbled and that it's a great time to make a move on Florida Keys Real Estate! Both Waterfront and Non Waterfront properties are a great opportunity, with the Upper Keys' median price for a non waterfront home being $ 230,000, and a Waterfront Home being $550,000. Not great news for Sellers, though better than 2009 when very little was selling.

Florida Keys Board of REALTORS Sponsors Scholarship Essay Contest for High School Seniors

Florida REALTORS are sponsoring their 2011/2011 Scholarship Essay Contest for High School Seniors.
This year high school seniors living in the state may receive up to $28,000 in college scholarship funding!
Entering the contest is easy. Students must write a typed, double spaces essay - 500 words or less on the topic, "How does a REALTOR Professional Benefit the Community?"
All essays, accompanied by an official essay cover form, must be postmarked no later than February 9, 2011. FAR sends copies of the 2010-2011 scholarship essay contest application kit and other materials to senior high schools' guidance offices throughout Florida. What's a Conch???
It's funny how sometimes you can take things for granted until you see them from someone else's perspective.
Recently, I met with client who was relocating from the Northeast to The Keys and as she sat at my desk, she saw my logo with the address TheRealEstateConch.com. She asked...What's a Conch?
One of the humorous things we Keys Folk get a kick out of, is the way tourists say "Conch" with the ch sounding like the ch in cheetah.
Conch...Pronounced like KONK is a wonderful mollusk that I many other Keys Folk have an incredible affinity for.
For centuries the Native American and subsequently the Anglo settlers in the Keys came to rely on this relative of the snail for its high protein as a mainstay staple on their tables.
They were as well prized for their beautiful shells.
As time went on native Key Westers and eventually Keys residents in general were nick-named Conchs
In the 80's when The Keys sarcastically seceded from the Union, we were called "The Conch Republic" before we rejoined the Union (I sometimes wonder if we would should have stayed independent!!)
When boiled, Conch can be chewy like octopus or calamari, but when tenderized it can be just wonderful, breaded and fried with a bit of lemon (Cracked Conch).
Because of over harvesting, native Conch are no longer allowed to be taken, but as a kid, when they were legal, I used to snorkel for them, for their shells and even made Conch horns that I would sell to my friends (great noise maker at a football game).

I know that here on The Florida Keys Real Estate Conchquistador, we do not often feature Condos or Townhomes in our Deal of The Day posts, but today's deal is an exception.

Christmas... Keys Style
My wife Michelle and I saw this this morning on Keysnews.com and just had to put it on here!!! So true to a Holiday in the Keys.

'Twas the night before Christmas, when all through the Keys,
Most of the anglers were enjoying a warm ocean breeze.
The rods were all rigged by the transom with care,
In hopes that big fish will soon leave their lairs.
The beers were nestled all snug in the ice,
While visions of hookups soon would be nice.
And mamma in her 'kini, and I in my Crocks,
Had just cast off lines from our Key Largo dock.
When out on the flats there arose such a splash,
I sprang from the helm to see a bright silver flash.
Away toward the clatter I drove in a dash,
The outboard's high revs ate up more of my cash.
The sun on the glass of the calm ocean seas
Gave the luster of the Caribbean to the coconut trees.
When, what to my Costa-clad eyes should appear,
But a monster, bearded permit, and eight tiny Key deer.
With a little old remora, so shiny and black,
I knew in a moment it was Christmas Jack.
More rapid than wahoo his coursers they came,
And he jumped, and breached, as he called them by name.
"Now Snapper! Now Grouper, Now Lobster and Wrass!
On Marlin! On Sailfish! On 'Cuda and Sea Bass!
To the top of the tuna tower! To the top of the
mast!
Now swim away! Swim away! Swim away fast!"
As Jim Cantore before the mild hurricane arrives,
Christmas Jack rattles his gills, as tourism dies.
Then Jack to his namesake Alabama's he flew,
With a sleigh full of fritters and a few snowbirds too.
And then, with stars twinkling, I heard on the ocean
The jumping and splashing of a fish fighting commotion.
As I drew in my line, and was turning my reel,
Among the sea grass Jack swam right by my keel.
He was dressed in all scales, from his tail to his mouth,
Christmas Jack is the most popular holiday fish in the South.
A bundle of toys he had flung 'round his gills,
He looked like a sailfish school sharpening their bills.
His eyes, how they twinkled! His belly, how yellow!
There never has been a more merry pelagic fellow.
His droll little mouth had nibbled my hook,
And the remora on his chin gave me a very cross look.
So I removed the hook held tight in his teeth,
And returned my rod to its waterproof sheath.
Jack had a flat rounded face, and silver, metallic side,
That shook when he laughed as he swam away with the tide.
His crescent tail took him quickly toward the Continental Shelf,
And I laughed when I saw him, in spite of myself.
A wink of his eye and a twist of his head,
Soon gave me to know that gamefish aren't meant to be dead.
He spoke not a word, but swam right round the boat,
And a small self-conscious lump arouse in my throat.
And laying a flipper aside of his nose,
And giving a nod, up into the air he rose.
He shook side to side, to his Key deer he did whistle,
And away they all swam like a happy holiday missile.
But I heard him exclaim, 'ere he dove out of sight:
"Happy Christmas to all, and to all a good fight!"

Key Largo Boat Parade This Saturday!
My family loves boat parades around the Holidays. One of the special treats that living down here enables us to enjoy! We are going to raft up this year near the Caribbean Club and watch the festivities.
This year the Key Largo Parade will honor the 50th year celebration of the John Pennekamp Coral Reef Park.
Marathon and Key West will also have their parades on Saturday Night . Here are details as reported in the Keysnet.com.
Marathon
The Boot Key Harbor Lighted Christmas Boat Parade sets sail at dusk Dec. 11. Dinghies, mega-yachts and vessels in between cruise the harbor in a sparkling procession. Key Largo
The Key Largo Boat Parade hits Blackwater Sound at 7:30 p.m. Dec. 11. The theme is "Under the Sea," commemorating the 50th anniversary of the establishment of John Pennekamp Coral Reef State Park. Key West
The Schooner Wharf Bar/Cruzan Rums Lighted Boat Parade fills Key West Harbor starting at 8 p.m. Dec. 11. Decorated vessels from rowboats to tall ships proceed around the historic seaport. And before the boat parade, at 6 p.m., the Gerald Adams Elementary School Steel Your Heart Band will welcome spectators with songs of the season. Key Colony Beach
The Key Colony Beach Lighted Boat Parade goes off at 6 p.m. Dec. 12. It's set to begin at the 7th Street canal. Open to all boats, the parade visits canals and cuts, and passes City Hall three times. Great viewing spots include Sadowski Causeway and the area behind City Hall.
Lower Keys
The Lower Keys Lighted Boat Parade is the last of the season, kicking off at 7 p.m. Dec. 18. All boats are welcome to enter the parade including deep-sea cruisers, dinghies, kayaks and canoes. Santa and Mrs. Claus are expected to arrive and hand out candy to the kids. The best recommended viewing is from the Pine Channel Causeway or Parrotdise Waterfront Bar & Grille, 183 Barry Ave. on Little Torch Key.

The Boot Key Harbor Lighted Christmas Boat Parade sets sail at dusk Dec. 11. Dinghies, mega-yachts and vessels in between cruise the harbor in a sparkling procession. Key Largo
The Key Largo Boat Parade hits Blackwater Sound at 7:30 p.m. Dec. 11. The theme is "Under the Sea," commemorating the 50th anniversary of the establishment of John Pennekamp Coral Reef State Park. Best viewing and libations are to be found at Sundowners, Senor Frijoles, the Marriott Key Largo Bay Resort and the Caribbean Club, all near mile markers 103 and 104.
Key West
The Schooner Wharf Bar/Cruzan Rums Lighted Boat Parade fills Key West Harbor starting at 8 p.m. Dec. 11. Decorated vessels from rowboats to tall ships proceed around the historic seaport. And before the boat parade, at 6 p.m., the Gerald Adams Elementary School Steel Your Heart Band will welcome spectators with songs of the season. Key Colony Beach
The Key Colony Beach Lighted Boat Parade goes off at 6 p.m. Dec. 12. It's set to begin at the 7th Street canal. Open to all boats, the parade visits canals and cuts, and passes City Hall three times. Great viewing spots include Sadowski Causeway and the area behind City Hall.
Lower Keys
The Lower Keys Lighted Boat Parade is the last of the season, kicking off at 7 p.m. Dec. 18. All boats are welcome to enter the parade including deep-sea cruisers, dinghies, kayaks and canoes. Santa and Mrs. Claus are expected to arrive and hand out candy to the kids. The best recommended viewing is from the Pine Channel Causeway or Parrotdise Waterfront Bar & Grille, 183 Barry Ave. on Little Torch Key.
