The Conchquistador Deal of The Day 6/30 - Oceanfront Islamorada Time-Capsule - Was $3.9M in 2009 Now SOLD at $1.35M!

80459 Old Hwy, Upper Matecumbe Key, Islamorada

Ahhh The Keys. Ahhhhhh The Keys.  Am I really so blessed to be working down here??  And I use the Term "WORK"...verrrrry loosly.  I love what I do, and I have been doing it almost 20 years, and this does not feel like work...I've worked, reading meters in the hot summer sun for FPL right after High School before college,  Double shifts as a waiter.... Roadie!! for God knows how many bands...but THIS...This is not work...This is Heaven!!

I have a lingering soft spot for older Key-Z homes from the 40s to the 70s...rustic, weathered, resilient, like so many captains that I know.  They have SEEN the ebb and flow of storms, the rise and fall of modern buccaneers.  A time when our water came from a pipe running its course from the mainland, when the water was pristine and the FWC was nowhere in sight (not a slam..those guys do a great job!).  So forgive me if I wax poetic (and hey I AM a published Poet..but that's another story and another lifetime ago), but I love the Keys...its burly Past...its wonderful present and its intriguing Future, that hopefully includes YOU in it!

Today's deal, brokered by my friend and colleague Joy Martin, is part of that History and like the recent Oceanfront sale at Ballast Trail, a throwback to the simpler, older Keys and one INCREDIBLE deal!!!

The Conquistador Deal of The Day 6.26.11 - She's Nort Pretty But She's Waterfront - Just sold WOW $222,500!!

211 Banyan Lane, Key Largo
(Biggg Sigh) ... Well. she's not pretty...but she IS waterfront...and WOW, what a deal!!
Big enough to keep your boat and easy open water access, this Key Largo foreclosure, of course, needed some major TLC, but hey, what do you expect at this insanely low price for water??

I am still in awe when I see the prices that are out there.  That being said, let's get real for moment, all you deal mavens.  WHEN you are looking at properties that are a fraction of what they were and especially when you are looking at sub $400,000 waterfront...there is almost a caveat of some sorts.  Location, condition, restrictions...these are all issues that you may face.  You are usually going to have to sacrifice something to get the prize....but a prize well, well worth it. So, be realistic when shopping for these outstanding deals.

Now that I've turned your read into a real buzz kill, (Hey Someone has to be the one to slap some sense), let's get into some info that will pick up your spirits..the details of this awesome deal!

Tramps Like Us ... We Will Miss You Big Man!!! The Keys Have a Special Place in our Hearts for You!

"Tramps like us...Baby we were born to run"
1970s  E Street Band... Born to Run...Arguably the greatest rock song ever recorded.  And a MAJOR part of that recording...the grit and vibe...was the Big Man - Clarence Clemons.  If Heaven has a House Band ... The sound just got a whole lot cooler.

What many people may not be aware of is his great connection to and enjoyment of The Florida Keys.

Here are excerpts from an article in The Florida Keys Keynoter by Larry Kahn

"Saxophone player extraordinaire Clarence Clemons, 69, for nearly 40 years Bruce Springsteen’s No. 2 man in the E Street Band, was well known in the Keys for playing gigs at various bars, sitting in with whatever bands were playing.
They include the Schooner Wharf in Key West; the Brass Monkey Lounge, Castaway, Dockside Lounge and the Hurricane Grille in Marathon; and Woody’s, the Lorelei and Cheeca Lodge in Islamorada.

Clemons, who died June 18, was also a staple fixture at a group of Florida Keys fishing tournaments that raise money for cystic fibrosis treatment and research.
“He always showed up with his sax and played, even though I never was presumptuous that he would play,” said Gary Ellis, founder of the Redbone Celebrity Tournament Series.
Ellis said that even though it wasn’t widely known, Clemons had an affinity for sportfishing.
“He was totally taken by fishing,” Ellis said. “He was all about Keys fishing … for tarpon and bonefish.”

Shown here releasing a bonefish,
Clemons found great enjoyment in
fishing Keys waters. (Photo courtesy

In the Keys, Clemons’ special place was in Marathon. His Stirrup Key home overlooks Florida Bay.
Clemons’ 2009 autobiography, “Big Man: Real Life and Tall Tales,” has a chapter called “Marathon Key.” In it, he writes following back surgery:
Most of my time lately has been spent in Florida healing. It’s a slow process but I’m doing well. I feel strong every day and look forward to dancing across the stage again on the next tour. As I write this, I’m sitting on my porch looking out at the bay toward the horizon where the ocean meets the sky.

The book also has a chapter called “Looking Back from Islamorada.” That recounts his chance meeting with singer Jimmy Buffett, who was signing books at an Islamorada bookstore, likely Hooked on Books.

in May 2010 at the Save the Monkey party.
"Florida Keys Keynoter")
Clemons went into the bookstore and saw a bunch of Parrot Heads {as Buffett fans are called}.

I walked up to the head of the line and waited for Jimmy to notice me. It’s very hard not to notice me. Especially in a tiny Florida bookstore a few feet off the highway.
“You’ll have to get in line with everybody else, sir,” said Jimmy when he finally looked up.
“I don’t think so,” I said.
“I don’t think so either,” said Jimmy, smiling. “Big Man! Look everybody, it’s Clarence Clemons.”
The folks in line smiled. Two big stars for the price of one in a very unlikely setting. Well, one big star and me. They applauded. "

Thank you for your Artisty Big Man!!.

Holiday Isle Getting Facelift - $10.5 Million Project Set to Begin this Week

The Holiday Isle in Islamorada, occupies a very dear place in my heart.  As a boy and teenager in the 70s and 80s, my family would always stop by on Sundays to see the catch that was brought in from the charter boats and have a drink at the Tiki Bar.  It's always had a touch of hip rowdiness to it, which I loved. It pretty much WAS the definition of Party! A mix of modern day buccaneers, old Conchs, and bon vivants.  It has such a special place in my heart, that it was featured in the first song I ever wrote as a songwriter. So, it is with great heartache that I have watched this grand alter of Bacchanalia, wither away from its former self.

I am now elated to see some true motivation to restore it, rather than all of the talk and indecisiveness we have heard for so many years.
Below is a piece that I saw in Keysnews.net that really gives great detail about the renovations.

"Holiday Isle Getting Facelift -  $10.5 Million Project Set to Begin this Week
Holiday Isle Resorts and Marina, once the Upper Keys' most popular hotspot for fun and sun, was so desperate for business last summer that it offered room specials for $69 a night plus two free welcome drinks.  " It did not drive business, but it did tick off other hotel operators, " said Bob Van Bergen, who took over as the resort's managing director last July. " Our occupancy was down more than most because our rooms were so poor. "

That's about to change. Contractors were scheduled to begin work this week on a $10.5 million renovation to transform the rundown hodgepodge of buildings and bars - located along 12.5 acres of spectacular oceanfront land - into a modern, but still laid-back tropical resort.
Of the 143 rooms, 129 will get serious makeovers. A couple of aging buildings that housed beach chair rentals and a rarely-used food operation will be torn down to create better views of the water. Lush landscaping will replace the " tumbleweeds. "

The former Sport Fish Grill, the resort's main restaurant facility that has been vacant for years, will become the first Shula Burger. It's named for legendary Miami Dolphins coach Don Shula and will have a menu similar to the new Shula's Bar & Grill that recently opened at Miami International Airport.
" But ours also will serve breakfast, " Van Bergen said.
The restaurant, which now stores new mattresses for the room renovations, is expected to open in September.

The goal of Holiday Isle's new ownership, Starwood Capital, and new management company, Hersha Hospitality, is to cater to the same crowds that have been coming since the iconic Islamorada resort opened in 1951: serious fishermen, budget-conscious families and wild, fun-loving partygoers.
" They all coexist somehow and have a great time, " said Kemper Hyers, head designer for Connecticut-based Starwood Capital.
The sleek design, called " beach resort chic, " is not trying to change the vibe of the place.
" It's like Holiday Isle has been walking around with a terrible haircut, " Hyers said. " We're going to give it a trim and blow it out. "

And to bring back some of the old charm, Van Bergen tracked down Holiday Isle's fiberglass statue of a giant red rum runner that wound up at a local liquor store. It's back where it belongs at Holiday Isle, which claims to have invented the frozen concoction.
It's a big change in plans from the mid-2000s, when all of Holiday Isle - including its World Famous Tiki Bar - were planned for demolition.
In 2006, during the real estate boom that saw luxury developers gobble up the island chain's campgrounds, trailer parks and aging motels, Holiday Isle was bought for a whopping $98.2 million by Boca Raton-based Ceebraid-Signal.
The plan was for a five-star, ancient Greece-themed condominium-hotel called Ocanos with units going for $1 million plus. The project was downgraded to a five-star hotel a year later.
Then came the real estate crash. Holiday Isle went into foreclosure when VII Holiday Isle Funding, a subsidiary of the global investment firm Starwood Capital, filed to recover $77 million of its loan to Ceebraid-Signal.

In March 2009, Starwood Capital acquired Holiday Isle in a deed in lieu of foreclosure. " Basically, the previous owners handed the keys back to us, " said Roy Shanholtz, asset manager for Starwood Capital.
After discussing demolition and rebuilding, Shanholtz said Starwood Capital decided the best option was a major renovation. " We want to turn Holiday Isle back into what it once was many, many years ago, " he said, but with modern necessities for today's vacationers.
The renovation will be in two phases. About half of the rooms are planned to be finished in September. The others are to be done by Thanksgiving.

All rooms will get flat-screen TVs and Wi-Fi. The World Famous Tiki Bar gets new TVs, too, but the wood floor, where customers paid $20 each in 1986 to have their names carved into it, will remain intact.
The company already has spent $2.5 million replacing roofs and dilapidated parts of the marina.
Uncertainty of what was going to happen to the property has hurt business for everybody at Holiday Isle, including the many charter boat captains who operate out of the marina.

" I'm staying positive because it would be great for all of our business here; great for all the businesses in Islamorada, " said Capt. Steve Leopold, who has docked his charter fishing boat Yabba Dabba Do at Holiday Isle for nearly 20 years, through the good times and recent bad ones. " I think it's one of the best pieces of real estate in the Keys. ""

It's This Weekend!! The 27th Annual Underwater Music Festival

But will they play
 "Tiny Bubbles"?
As a Musician and former recording engineer and producer, this event really strikes a chord with me!! Sorry about the Pun...but it was just..sitting there!! Gotta Love the Keys!

The marine life that inhabits the Florida Keys' living coral reef is widely acclaimed for its diversity, but it usually doesn't include an underwater orchestra or costumed mermaids. Except, that is, during the Lower Keys Underwater Music Festival.

The unique event, which draws several hundred divers and snorkelers to enjoy the sound of music in the Keys' ocean realm, is scheduled for 10 a.m. to 2 p.m. Saturday, July 9. The underwater concert takes place at Looe Key Reef, an area of the Florida Keys National Marine Sanctuary approximately six miles south of Big Pine Key.

Divers and snorkelers interested in participating can reserve space on boats run by Lower Keys dive operators or launch their own boats from public ramps and marinas in the area.

The Conchquistador Deal of the Day 6/4- Islamorada Waterfront Home - Was $1,149,000, Now Sold $515,000!

128 Orchid Street, Plantation Key, Islamorada

Shipwreck's in Garden Cove.
Our Little Secret
On Friday night, as we do most Friday nights, my son and I were enjoying the incredible all you can eat Friday Night Mahi fish fry at Shipwrecks in Key Largo. (a quick aside..THE BEST DEAL IN THE KEYS!! $9.99!!!  But we ARE going to keep this on the DL, as our little secret, OK??).

Anyway, for those of you who don't know, Shipwrecks is a friendly little locals' hole in the wall dive in Garden Cove, where it isn't uncommon to spark up a conversation amongst the neighboring tables eventually having every table join in.  Well, being your Florida Keys Real Estate Conchquistador, when I heard the topic of Keys real estate...I immediately had to chime in!!

There was a really nice couple that had moved to the area from the Northern Territories of the US  (Sarasota), and they were curious as to the Local Market.  Well, that was my cue.... As one of the Keys' most ardent evengalizers of the incredible real estate values we are seeing, it was my duty, like a high spirited, Holy-Roller, Pentecostal Minister to make them "See The Light"!!! Can I get an Amen??

So this brings us to today's Deal:

128 Orchid Street, Plantation Key, Islamorada

A nice waterfront property minutes from Tavernier Creek, which connects Florida Bay to the Atlantic, offering the best of both worlds!  This home had been listed at $1,149,000 before finally being reduced to a list price of $599,000 and selling for $515,000.

$515,000, for a waterfront 4-bedroom home in Islamorada...very nice..very nice indeed.  It still astounds me when I see some of these opportunities that currently exist.

View from Rooftop Deck

Florida Keys Profanity

Forget George Carlin's 7 dirty words. Forget the F, S, C, P, D, and just about any other A thru Z words....When it comes to June 1st in the Florida Keys, one word is MOST Profane!!!! Wash your mouth out with bad Zest Profane..and that is The H-Word....Hurricane.

Yep, It's THAT Time of Year Again.
Yes, like most of the Eastern states, The Florida Keys once again hold its collective breath as we start another dreaded Hurricane Season. Our little stretch of 118 miles of dust, gravel, and mangroves are prone to these suckers!

The Lovely, yet Somber,
Hurricane Memorial in Islamorada
All joking aside, Hurricanes have had an indelible effect on the Florida Keys. One visit to the lovely, yet somber Hurricane Memorial in Islamorada, quickly paints the image of the power and destructive capability these massive weather phenomena posses.

Who can deny the impact the 1935 Storm had. It virtually and literally collapsed the Overseas Railway. It fueled Hemingway's creative fires for several of his subsequent novels. Most people are not aware that Hemingway was quite an unsung hero of the 1935 storm, providing great assistance in relief efforts aboard his Boat Pilar.

So, as we break out our shutters and refresh out mooring plans and search for that perfect hurricane hole for out boats. We get ready in true Keys fashion: We throw on Jimmy Buffett's "Tryin' to Reason with Hurricane Season", Mix up a batch of Margaritas, and give the H-word...the F-word.
